Constant 9092/9093/9094 errors in PT10

I've tried every possible variation of processor #, cpu %, delay compensation on/off, and I cannot get my session to play back without a minimum 512 sample buffer.

Getting constant 9092, 9093, 9094 errors upon playback and recording

Trying to track vocals at a buffer of 64 samples. Recording at 128 is hit and miss. Usually still chokes. This doesn't seem right.

upgraded to Lion 10.7.2 from 10.6.8 and no change

PTHD 10 w/ HD Native card, OS 10.7.2, 16GB RAM, Mac Pro Dual Xeon 2 x 2.26 Quad Core Intel Xeon
