Default Protools long session slow on fades and clip gain

Hi!!!
Question about Protools.
I have the 12.5 HD and use it on PC.
I have a very good machine. and I tried it also with another good machine and in both the same "problem"?
I have a work session of one hour and forty minutes. It is a movie.
In the direct dialog sound tracks that are usually the heaviest, the matter of working with fluidity discourages me.
Fades take between 1 and 2 seconds to do. Same thing with clip gain.
The more audio clips the track has, the heavier it gets.
I tried touching the diskcache, buffer size and etc. But I can't get any improvement.
Any tips I can try?

Hmmm, my thoughts:
1-set the playback buffer as high as available
2-have you performed ALL the recommended system tweaks?
3-disable plugins to see if it affects this problem. If it does, then try and dig down to which plugin(s) are at fault and either commit those, or use the AudioSuite version to render the file.
4-if the video file is streaming from the same drive as the audio files, try moving it to a separate fast drive.

The easy way to disable all plugins is to open the session while holding down the SHIFT key. To quickly activate or de-activate entire rows of plugins, hold "power claw" and click any plugin in that row("power claw" means hold down all 3 modifier keys).

More thoughts; a "very good machine" is meaningless if some part is not compatible with Pro Tools. Posting a Sandra report allows the experts here to see all details(but also include what interface you are using). I've had this issue. Two things to try:

1) in Preferences>Editing UNcheck "Separate Clip Operates On All Related Takes";

2) Create a blank session and import all the tracks, including audio, video, markers, etc. from the old session to it (if your using template, create a new session from it and import the old tracks over the new ones).

I've had to do the second suggestion a few times when working on clip dense sessions with video.

Thanks a lot for the help guys.
The buffer is at maximum. 1024 Samples. I disable the video engine and it does the same thing. I work with the image session and the videos on different disks. Same as the operating system.
CacheSizeNormal.
I disable all plugins and also remove them.
"Separate Clip Operates On All Related Takes" I have it unchecked.
And I create a blank session copying everything and still the lag in fades and clip gain persists.
Another thing I tried is to select an entire track and compact all the audio on it. But it didn't fix anything.

If I erase what is inside the red circles. And I work only what is inside the green circle. It works perfect.
