I'm having lag issues too with my windows and Mac systems running PT ultimate 2020.11 and 2020.9 respectively. With the editing lag being described here are you using video in the session? My systems are very fast and responsive without video but as soon as you use video things become sluggish. I started a thread here about that:

I’m on Mac so I don’t know much about window but, did you install some new plug-in ? Also, did you trash preferences?

Back to the OP, some things to try:
1-update graphics drivers from the nVidia site(in case you got your updates from HP or the card maker) 2-disconnect the 2 USB drives(wondering if they are bogging down just by being connected) 3-Try the Core Affinity trick(already well-documented on the DUC) 4-(really grasping at straws here ![]() I agree that you should have a monster of a computer(and I am considering a similar setup but the the Designaire mobo for TB3), so, fingers crossed for a solution ![]()

Long shot, because newer motherboards PROBABLY have finally eliminated this, but go into bios and see if there’s a floppy drive enabled. Even if you don’t have a floppy drive, or even a port for a floppy drive, it might still be in your bios. If it is, disable it. Worth a look, anyway.

Have you found some solution, anyone? I have similar MOBO: Z390 Ultra with i9-9900 and facing the same issue. I've found out that disabling ethernet adapter at startup does speed it up. But it gets slower after some time anyway...
