trying to delete part of region deletes all!!

trying to delete part of region deletes all!!

When I highlight part of a region and hit delete, the entire region goes away. If move to a different part of the song its ok. And its only on 1 or 2 tracks. Ive seen this before but never found a fix. Seems like a dumb problem but for the life of me cant figure out a fix for it. If i consolidate its ok but i dont consider that a fix. By the way it can be 1 long region or multiple parts.
