Default Heavy Lag after editing Dialogue

I have a project with just one channel, one narrator. It is just dialogue of about 40 minutes. The session plays fluently and smoothly after recording.
But when I begin to edit the dialogue to cut out noise, breath noises, the project begins to lag. After editing the whole project (usually 20-40 minutes of duration) then the lag is really awful.
For example just to do a simple trim or a fade it can take up to 3-5 seconds.

Is this something normal? Is there anything I can do to make it go faster other than consolidate?

This happens in 2 systems I have.
1st system i7 6800, 32GB Ram, Nvidia 1050, 4K display, Windows 10 64bit.
2nd system i7 920, 12GB Ram, Nvidia 960, 2K display, Windows 10 64bit.
Both systems are running Pro Tools 12.5

I also have Disk Playback enabled so that all files are read from the Ram.

I've had this happen on my system when edits - a lot of edits, say 1,000 plus on a single narration track - pile up. However, the only thing that slowed down for me was "Separate at Cursor". If I selected a small area and deleted, no lag. Consolidating didn't help. I had to import the consolidated file to a new session, rinse and repeat.

That is exactly my case. We are talking about tons of edit. But everything lags, from trimming, fade even to drag n drop or using the smart tool. So I guess this is something normal after tons of edits.

I don't think it should be, but it is Pro Tools after all <sigh>

You might want to try turning off Auto Save, but I don't think that will help.

I know this is an old thread, but, just in case others have the same issue, have a look here.

It solved my lag when separating at cursor, but I never had any other slow down like mentioned by the OP.
