Default PT12 cross fading instead of fade out

Hi all,
Thanks in advance for assistance.

I'm either not finding or not understanding Avid documentation on cross fades vs fade IN/OUT.

Have an end of a clip on track 1, overlapping with beginning of next clip on track 2. Simple fade-out scenario.

For whatever reason, Pro Tools is forcing a cross fade on the end of the clip. I'm not understanding how to manually force region to be fade OUT only.
