this is strange. If I switch the signal generator to read a value of 528hz which is supposed to be middle C it read C+16 and no 0 like A did

Try 523 and see what that reads.

I tested from that table and they were right. Now question is why is it if I take an acappella track from someone that can actually sing and track their pitch it's off?

go here https://www.youtube.com/watch?v=JgEzZdwQx9g and convert this to mp3 by listentoyoutube.com once you have the mp3 load into autotune and track the pitch. See it's off. This sounds in key to me.

Human's are the worse witnesses.
The song may have been sped up or slowed down a fraction at some point including its pitch. Is it consistently the same amount off? Does Melodyne agree? Waves Tune? |

yes. The whole song in the example I gave you shows +30 or more sometimes -60 but it sounds fine to the ear
