So an update here. I did still have an occasional buffer error when I would first open a session and hit play even though the cpu meter was very low and there was no spiking. I hit play again and everything was ok. For the most part, disabling hyper threading is defiantly giving more functionality than having it on.
As per TNM, yes its an Avid issue. Avid needs an update to fix this issue.
