If your Mac has 2 DVI ports, you can just hook up a cheap DVI to HDMI adapter to the second one (if it's free)
Otherwise, a blackmagic decklink mini monitor connected through PCI.

Hi I tracked the error down.. The audio tracks that gave me problems when importing had an aux send to a headphone bus . Removing that aux in the source session or unchecking the corresponding item...

From my experience, when they state "average RMS" (which is as ambiguous as it gets) they mean "the rms meter moves around x dB" during realtime playback, not a mathematically accurate...

Before the general availability of loudness plugins I used to use Audioleak, which is very comprehensive offline metering tool. It will create a rms graph and overall average.
